Create your account

Sign up with your email and create a workspace for your rentals. No sales call, no approval step, no waitlist — you are in the product immediately.

Bring in your portfolio

Import a spreadsheet or lease document (CSV, XLSX, PDF), or add properties, units, tenants and leases by hand. Imports always show you what was read out of the file, and nothing is saved to your portfolio until you confirm it.

AI reads the file to suggest structure. You review every record before it becomes real data, and you can correct anything it got wrong.

Review rent and lease information

Check that each active lease has the right rent amount and start date. From there LeaseLab generates the monthly rent obligation for each lease and tracks whether it is expected, partly paid, paid, overdue, or waived.

LeaseLab never invents a rent amount or a date. If something is missing, it asks you rather than guessing.

Forward tenant maintenance emails

Your workspace gets its own intake address. Forward a tenant’s maintenance email to it — or give the address to your tenants — and each message becomes a work order, with its attachments carried across in most cases. LeaseLab matches the sender to an active lease to fill in the tenant, property, and unit.

You never connect a mailbox or hand over a password, and tenants never need an account. Messages that cannot be matched confidently still become work orders and appear in a review queue. Very large messages — a long video, or many high-resolution photos — can exceed our intake limits; the work order is still created, and says on it when some content could not be carried across.

Work from the Action Center

Your home screen lists what needs attention today: rent that is overdue, payments to confirm, new maintenance, and anything blocking setup. Record a payment, send a rent reminder, or move a work order forward from there.

Get a monthly portfolio summary

Once a month has ended, LeaseLab summarises what happened across your portfolio — what was billed, what was collected, what is still outstanding, and what maintenance moved.
