Who is LeaseLab for?
Ontario landlords who manage their own residential rentals — roughly 1 to 25 units — and currently run them on a spreadsheet, their inbox, and memory. Property managers can use it too, but the product is shaped around the self-managing landlord.
Does LeaseLab collect rent?
No. Money never moves through LeaseLab. Your tenants pay you the way they do today, and you record in LeaseLab what you have received. LeaseLab keeps the picture of what is owed, what arrived, and what is outstanding.
That also means a payment recorded in LeaseLab is your own record of receiving money — it is not confirmation from a bank.
Does LeaseLab replace accounting software?
No. There is no bookkeeping, no chart of accounts, no owner statements, and no tax reporting. LeaseLab tracks rent obligations and the payments you record against them; anything you need for accounting or taxes still happens in your accounting tool.
How does maintenance email forwarding work?
Your workspace gets its own intake address. Forward a tenant’s maintenance email to it from whatever mail app you already use, or give the address to your tenants so they can email it directly.
Each message is stored and becomes a work order, with its attachments carried across in most cases. Very large messages — a long video, or many high-resolution photos — can exceed our intake limits; the work order is still created, and says on it when some content could not be carried across. LeaseLab looks at the sender address to find a matching active lease, and fills in the tenant, property, and unit when it finds exactly one.
You never connect your mailbox to LeaseLab, and you never give LeaseLab a password. Nothing is read from your inbox — only what you forward.
Does a tenant need an account?
No. There is no tenant login and no tenant portal. A tenant can email the intake address, and that is the whole of their interaction with LeaseLab.
What file types can I import?
CSV, XLSX, PDF. Spreadsheets are read directly; PDFs are read as documents. In every case you see what was extracted and confirm it before anything is saved to your portfolio.
What happens when LeaseLab cannot match an email?
The work order is still created — the request is never dropped. It is marked as unmatched and appears in a review queue labelled Beta, where you open it, check it against the original message, and handle it from there.
The same applies when more than one tenant could match: LeaseLab records the candidates rather than picking one.
How is AI used?
In three places: reading structure out of an imported spreadsheet or lease document, suggesting a category and priority for a maintenance request, and helping organise inbound messages.
AI never changes your canonical records on its own. Imported records are staged for your review before they are saved, so anything the model misread there you correct before it becomes real data. Maintenance triage is different: it is a read-only note beside the work order, which was created from the email rather than by the model. A wrong triage note changes nothing on its own — it is advice you can ignore — and it is not editable today, though you still control the work order itself.
Can I cancel?
Yes, any time, from the billing portal — no email or phone call required. You keep full access until the end of the period you have already paid for.
Only the organization owner can manage billing, including switching plans and cancelling. Downgrading does not delete anything already in the workspace, but you cannot add units beyond your current plan’s limit.
What happens to my data after cancellation?
Nothing is deleted. After your paid period ends the workspace becomes read-only: you can still sign in and read everything, but you cannot make changes until you resubscribe. Resubscribing restores full access to the same data.
How do I request an export or deletion of my data?
Email support@leaselab.io. There is no self-service export or delete button today — these requests are handled by a person, so we would rather tell you that than point you at a button that does not exist.
Is LeaseLab only for Ontario?
In practice, yes. Rent timing is calculated on Toronto time, and the product is built around Ontario residential tenancies. It does not handle commercial leases, and there is nothing province-specific for anywhere else.

What does it cost?
