LeaseLab is software for Ontario landlords who manage their own residential rentals (roughly 1–25 units), their team, or the agent they choose. It keeps one operating record for rent, maintenance, decisions and outcomes: it generates monthly rent obligations per lease, lets you record payments you have already received, and tracks maintenance from the first report to completion. LeaseLab does not collect rent — money never moves through it — and it is not accounting software, a bank-feed tool, or a tenant portal.
A rent record you can trust
Every obligation, payment, promise and adjustment is recorded with when it happened and who recorded it — you, someone on your team, or an agent you authorized.
- Each active lease generates its monthly rent obligation automatically.
- You record what you have already received — in whole or in part.
- Overdue is worked out from that unit’s own due day and grace period, on Toronto time.
- Record a tenant’s promise to pay by a date. If the date passes, LeaseLab marks it missed and, if you have turned on automatic reminders, sends one follow-up.
- Send a rent reminder, or record an adjustment, and both stay in the history.
You keep collecting rent the way you do today (e-transfer, cheque, cash). LeaseLab keeps the record of what was owed, what arrived, and what is still outstanding.
Maintenance
- When a tenant reports a problem, add a work order yourself, or let an agent you authorize report it.
- Priority comes from a fixed urgency check on what was reported.
- LeaseLab matches the reporter to an active lease when it can; when it cannot, the work order is still created and marked as unmatched.
- You never connect or sign in to your mailbox. Tenants never need an account.
What needs you, in one place
Your home screen shows what needs your decision — such as a repair above your spending limit — and an Action Center listing rent that is overdue or coming due and new maintenance. When rent keeps arriving late or payment promises keep being broken, a strategy review flags the pattern.
