Terms of Service

1. Who these terms are with

LeaseLab is operated by Jiajian Yang, a sole proprietorship based in Ontario, Canada ("we", "us"). By creating an account or using LeaseLab, you agree to these terms.

2. Eligibility and your account

You must be able to enter a binding agreement to use LeaseLab. You are responsible for your sign-in credentials and for what happens in your workspace, including anything done by people you invite to it and by agents you give a key to.

Tell us promptly if you believe someone has gained access to your account or to an agent key.

3. What LeaseLab is, and what it is not

LeaseLab is software that keeps the operating record for your own residential rentals: properties, units, leases, monthly rent obligations, payments you record, maintenance work orders, the decisions that need you, and the history of what happened.

• It does not collect rent. No money moves through LeaseLab.
• It is not accounting, bookkeeping, or tax software.
• It is not a tenant portal, an applicant screening service, a listing service, or a contractor dispatch service.
• It does not read your mailbox.
• It supports residential tenancies in Ontario, for up to 25 active units per workspace.

4. No professional advice

LeaseLab does not give legal, accounting, tax, tenancy-law, or financial advice. Nothing the product displays or generates is advice, and it is not a substitute for a professional who knows your situation. Decisions about your tenancies remain yours.

5. Payment records

A payment recorded in LeaseLab is a record you entered, stating that you received money. It is not confirmation from a bank or any financial institution, and LeaseLab does not verify that a payment occurred. Rent status shown in the product is only as accurate as what you record.

6. Content you provide

You keep ownership of everything you put into LeaseLab. You grant us only the permission needed to run the service for you: to store, process, transmit, and display your content so the product can work, and so we can support you when you ask.

You are responsible for having the right to provide the information you enter, including information about your tenants and other people.

7. AI-assisted features

Some optional features use AI, such as suggesting classifications for receipts. AI output can be incomplete or wrong. Suggestions do not change your records on their own; receipt classifications are presented for your review, and you are expected to check them before relying on them.

You remain responsible for your own communications with your tenants.

8. Agents you connect

You may create keys that let an agent of your choosing work with your workspace through LeaseLab’s API. The agent is not provided by us, and we are not responsible for how it behaves or for how it, or its provider, handles the data it reads through the key. That agent and its provider are governed by their own terms.

Actions taken with a key you created are treated as actions in your workspace. LeaseLab only carries out actions the key allows and that fall within the limits set by the workspace owner; anything else is held for a decision rather than carried out. Grant only what the agent needs, keep keys secret, and revoke a key you no longer use.

9. Fees

• LeaseLab is currently provided free of charge. No automatic charging is enabled, and no payment method is required to use the service.
• If we introduce fees, we will announce them in advance. No fee will apply to your workspace unless you agree to it.
• Your workspace never becomes read-only because of a billing or payment outcome. Access is not tied to billing status.
• Your data is never deleted or hidden because of anything billing- or payment-related.

10. Active-unit limit

LeaseLab applies one flat active-unit safety limit — currently 25 — to every workspace equally. It is a platform-wide operational limit, not a pricing tier or something you pay to raise. Once a workspace reaches this limit, adding further active units is blocked until you archive one. Nothing already in your workspace is removed, and everything remains readable.

11. Acceptable use

• Do not use LeaseLab unlawfully, or to store information you have no right to hold.
• Do not attempt to access another organization’s data, or to probe, disrupt, or overload the service — directly or through an agent.
• Do not upload malicious files.
• Do not resell or provide the service to others as if it were your own.

12. Changes to the service, and beta features

LeaseLab is actively developed and features may change. Some parts are explicitly labelled Beta in the product — most notably the automatic matching of a maintenance report to a tenant, property, and unit. Beta features work, but their accuracy is still improving, which is why unmatched results are surfaced for you to review rather than applied silently.

If we make a material change that reduces functionality you rely on, we will tell you.

13. Third-party services

LeaseLab runs on third-party infrastructure and uses third-party services for hosting, sign-in, email delivery, and AI inference. Those providers have their own terms, and their availability affects ours. The current list is in the Privacy Policy. Any agent you connect is also a third-party service, chosen by you.

14. Warranties

The service is provided "as is" and "as available". To the extent the law allows, we make no warranties of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the service will be uninterrupted or error-free, and we do not publish an uptime commitment.

15. Limitation of liability

To the extent the law allows, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost revenue, or lost data, arising out of your use of LeaseLab or of any agent you connect to it.

To the extent the law allows, our total liability for any claim relating to the service is limited to the amount you paid us for LeaseLab in the twelve months before the claim arose.

Nothing here limits liability that cannot be limited by law.

16. Suspension and termination

You may stop using LeaseLab at any time by closing your workspace. We may suspend or terminate access, including an agent key, if these terms are breached, if the service is being used unlawfully, or if required by a provider or the law. Where circumstances allow, we will give you notice and an opportunity to put things right first.

17. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in it, and the courts of Ontario, Canada have jurisdiction, without regard to conflict-of-laws rules.
